On the ground floor, you’ll find the living room which is a cosy place to unwind together and enjoy an evening of entertainment in front of the TV which has Freeview and a DVD player. In warm weather, open up the French doors and step out to the private garden and patio where you can cook up a barbecue feast for a leisurely lunch. You’ll find it difficult to tear your eyes away from the breath taking views of the Derbyshire countryside.

There’s a separate kitchen/dining room with a modern kitchen area featuring a stylish granite worktop and stone flag flooring, an electric oven, gas hob, microwave, an American-style fridge/freezer and a dishwasher. When it’s time to eat, enjoy your meals all together at the dining table that seats up to eight. There’s also a washing machine and tumble dryer housed in the utility area.

One of the bedrooms is also located on the ground floor and it has a double bed and an en-suite with a shower cubicle and a WC. Upstairs there are two further bedrooms: one with a king-size bed and an en-suite with a bath, shower cubicle and WC, the other with three single beds. There’s also a luxurious family bathroom with a shower cubicle, WC and a free-standing Victorian bath that’s perfect for soothing aching muscles after a day out walking.

There is a lockbox where you can access the key to the property for a self-check-in, however the owners live nearby and are available to offer assistance during your stay.

If you'd like to offset the carbon emissions from your trip get in touch and we can arrange this for a small fee.

The garden area is not enclosed and there are grounds with a small lake beyond, so please supervise children at all times.

Deposit: Bookings are subject to a non-refundable deposit of 30% of the booking value plus applicable booking fees with the balance payable 60 days before the date of travel.

Accidental Damage Deposit: To maintain the highest standards in our properties, guests will need to pay a refundable Accidental Damage Deposit of £200 prior to their stay. An advance payment as detailed in the booking summary can be made to waive this requirement.

Book with confidence: If your booking is affected by new Government travel restrictions which were not known at the time of booking, and you're legally unable to travel, we will arrange with the property owner to refund 100% of your holiday cost.

The neighbourhood

The cottage is located in the peaceful hillside village of Kirk Ireton in the stunning Derbyshire countryside, with several good country pubs to be found within a few miles.

If you like gentle outdoor pursuits you are in the right place and just a short walk from the cottage is Carsington Water. This reservoir and nature reserve has a visitor centre, a picnic area, a playground and lots of activities to try. Families might like the 1-mile stroll to Stones Island where there are lovely views across the water, or for a longer hike take the route that passes through the villages of Carsington and Hopton. You can also hire bikes or book water sports including rowing, canoeing, windsurfing and kayaking. Carsington Water is also a good spot for trout fishing which is available from March to November.
