The property begins with a welcoming entrance hall, complete with ample storage space, a large staircase and a small WC. From here, continue further into the dining room and whiskey room where the true grandeur of the property begins.

This bright and sociable space offers breathtaking sea views which can be enjoyed from the comfort of the sumptuous armchairs while watching your favourite programme on the Smart TV, delving into a board game or enjoying a tipple of your choice. Meanwhile, the grand dining table is the perfect place to savour delicious banquets with the ocean as your backdrop.

Next door, the open-plan kitchen and second dining area are great places to gather for a morning coffee or to prepare meals together around the extensive island. You will have access to two ovens, a microwave, two warming drawers, gas and ceramic hobs, a wine cooler, an American-style fridge/freezer, a dishwasher and a bean-to-cup coffee machine. Attached to the kitchen is a handy utility room with a washing machine and tumble dryer.

To the right of the whiskey room, is a cosy lounge/media room with plenty of space to relax and unwind with four armchairs and an L-shaped sofa, perfectly positioned in front of the wood-burning stove and Smart TV. When the sun is shining, open the French doors to admire the beautiful private garden and stunning sea views with a crisp glass of wine in hand.

Venture upstairs to the first floor where you will find four individually designed bedrooms. The master bedroom suite comprises a king-size bed, a balcony with sea views and an en-suite with a shower and a bath. The second and third bedrooms feature king-size beds and access to the shared balcony, while the fourth bedroom has twin beds and is ideal for children. There is also a shared bathroom with a shower and a bath.

An additional bedroom is located on the second floor with a king-size bed, stunning sea views through the full-height windows and an en-suite with a shower.

The outside space can only be described as the jewel in the crown of this property with its fantastic facilities and breathtaking sea views. There is plenty to keep the whole group entertained, including a luxurious hot tub, a garden room with a bar, a fire pit/BBQ, a large lawn for garden games, sun-loungers and direct access to the beach.

You will be given access to the key box for a flexible check-in.

We plant a tree for every booking we make to help offset some of the carbon emissions generated by our stays.

Hot tub: As the hot tub is emptied, cleaned, and refilled after each booking, we cannot guarantee that your hot tub will be at its optimal operating temperature upon arrival.

Deposit: Bookings are subject to a non-refundable deposit of 30% of the booking value plus applicable booking fees with the balance payable 60 days before the date of travel.

Accidental Damage Deposit: To maintain the highest standards in our properties, guests will need to pay a refundable Accidental Damage Deposit of £500 prior to their stay. An advance payment as detailed in the booking summary can be made to waive the requirement.

The neighbourhood

The house is located in the pretty coastal village of Middleton-on-Sea with a pub within walking distance (The Elmer and The Cabin) and a fantastic fish and chip shop. There are also plenty of restaurants to enjoy too, with the closest being Fino Italian Restaurant and Bar.

There are plenty of coastal walks from the doorstep, including Climping and Littlehampton’s West Beach or Bognor Regis and Pagham Harbour. This is a prime location for unusual birds and wildlife with the Areas of Outstanding Natural Beauty, Pagham Harbour Nature Reserve and Chichester Harbour, also within easy reach.
