A fantastic large group property that offers flexible accommodation, stunning countryside surroundings and the opportunity to hire a private chef who can provide numerous catering options including BBQs and pizzas made in the farm’s pizza oven.
The Retreat comprises two properties at the farm, The Farmhouse and The Barnhouse, plus a standalone suite for two guests. Each has been passionately restored by the owners to the highest standard in an elegant and rustic country style with antiques and locally sourced furniture. Surrounded by beautiful countryside, The Barnhouse and The Farmhouse are part of the owners’ farm. With The Farmhouse having a 1-acre garden with lawns, patio areas and a tennis court, it’s ideal for enjoying a slice of rural Hampshire life. Breakfast is available (at an extra cost), while the farm’s chef can be hired to cater for a special occasion.

The Farmhouse

7 Bedrooms / 3 Bathrooms / 15 Guests

There are two reception rooms with sofas and a TV for relaxing, plus a large kitchen/dining space that’s perfect for socialising with doors leading to the garden. Seven individually decorated bedrooms comprise five double bedrooms on the first floor, two of which are en-suite. Plus, there’s a family bathroom. On the second floor there is a triple room with single beds and a beautiful double room.

The Barnhouse

6 Bedrooms / 5 Bathrooms / 12 Guests

The large, open-plan living area comprises the lounge, kitchen and dining spaces and includes a TV, sofas, farmhouse dining table and log burner. Six individually decorated bedrooms comprise two on the ground floor, one with a king-size bed and an en-suite with a freestanding bath and a shower, the other with two single beds. Upstairs there are four double bedrooms with en-suite shower rooms.

Standalone suite

1 Bedroom / 1 Bathroom / 2 Guests

A small, beautifully decorated, standalone building with king-size bed, en-suite shower room, a small fridge and tea and coffee facilities.

Outdoor space

A beautiful, landscaped garden of The Farmhouse awaits with lawns, patio areas and tennis courts at the rear. The larger communal areas of the farm can be used with prior consent from the owners.

Hosting an event? There are two further large barns at the farm each with a capacity for 140 guests, plus a bar, an outside barn, parts of the grounds and an on-site catering service available – the ideal solution for a sophisticated, mid-week corporate event. Please contact our Guest Services team to discuss your options.

The owners will greet you on arrival and show you into the property. A housekeeper is usually on site during the day. There may be other guests at the site as the farm estate also hosts corporate events and workshops.

The property has adopted many environmentally friendly measures including composting garden waste, recycling and replacing plastic where possible. The property also supports a native species planting scheme and encourages its rare breed sheep to mow the lawns ‘naturally’.

If you hire the farm’s chef for private dining, fruit and vegetables are harvested from the farm’s kitchen garden, ingredients are foraged from the farmland and local suppliers are used.

If you'd like to offset the carbon emissions from your trip, get in touch and we can arrange this for a small fee.

Children must be supervised at all times in the garden due to the pond in front of the barn and the lake in the grounds.

Deposit: Bookings are subject to a non-refundable deposit of 30% of the booking value plus applicable booking fees with the balance payable 60 days before the date of travel.

Accidental Damage Deposit: To maintain the highest standards in our properties, guests will need to pay a refundable Accidental Damage Deposit of £1,000 prior to their stay.

Book with confidence: If your booking is affected by new Government travel restrictions which were not known at the time of booking, and you're legally unable to travel, we will arrange with the property owner to refund 100% of your holiday cost.

  • Up to 2 dogs are permitted at an additional fee of £30 per dog. Dogs are allowed in the living area and must be kept on a lead outside due to there being livestock on the farm.

The neighbourhood

The property is located on the owners’ farm estate in the Hampshire village of Silchester between Reading, Basingstoke and Newbury. The nearest pub is The Calleva Arms, which is just 1 minute away and serves first-class tipples and traditional meals.

The town of Silchester is famous for its Roman connections and was once known as Calleva Atrebatum. After the Romans left the town, it was never reoccupied so what remains of the walls and amphitheatre are some of the best examples of Roman defences in England.
