  • About the property

    Originally a forester’s cottage and the gatehouse to the estate, this 18th-century stone cottage has been renovated using a conservation approach with sustainable materials to achieve an energy efficient home. The outside of the cottage looks like a traditional cottage, but inside the vaulted ceilings transform it into a remarkable Scandi-inspired contemporary living space. It’s ideal for friends or family who want to enjoy relaxing in a fantastic, tranquil location that is bound to make you want to return time and time again.

  • The space

    This detached, single-storey cottage doesn’t have any steps, features underfloor heating and benefits from natural light streaming in from sunrise to sunset.

    Environmentally designed, there are triple-glazed sky lights and floor-to-ceiling windows that bring the light and outside in. The style incorporates clean lines, with that Scandi-Scot look provided by beautiful touches including contemporary tweeds designed by Amy Britton. A wide-open space and sheepskin throws give a sense of the arts and crafts to the décor too. Plus, handcrafted joinery using a local sawmill features throughout.

    The main living area has a sofa and armchairs to cosy up on in front of the roaring modernist fire, an ideal space for social gatherings.

    Meanwhile, the kitchen area is equipped with everything you could need for a carefree stay including an espresso machine, electric oven, induction hob, warming drawer, a microwave/second oven, fridge/freezer and a dishwasher. Plus, there’s the convenience of a washing machine and tumble dryer.

    You’ll wake up to a carefully sourced breakfast hamper including sourdough, eggs, local jams, honey, and yoghurt.

    The dining area is a stunning space with floor-to-ceiling doors that open onto the patio and exquisite far reaching countryside views.

    There are two bedrooms, a master bedroom with a king-size bed, en-suite bathroom and dressing room, while the second bedroom is a twin room (which can be made up as a double bed if required).

    There is also a contemporary wet room with an accessible shower.

    Outside, there’s a garden designed by Tracy Rich with herbs for the kitchen, flowers and berries all year round – you’re welcome to pick herbs to enhance your cooking. Meanwhile, there’s a stone flagged patio with a BBQ firepit where you can enjoy everything from morning coffee to family meals.

    There’s also private parking, sheltered bike storage and a log and kindling store.

    The Estate Manager will greet you on arrival and show you into the property.

  • Sustainability

    The cottage was renovated using sustainable materials with a focus on being as eco-friendly and energy efficient as possible. It has breathable wood fibre insulation, energy efficient underfloor heating and MVHR system, plus triple-glazing and a masonry wood-burning stove which retains and emits heat for up to 18 hours after the logs burn down.

    Check-out: by 10:00

    Deposit: Bookings are subject to a non-refundable deposit of 30% of the booking value plus applicable booking fees with the balance payable 60 days before the date of travel.

    Accidental Damage Deposit: To maintain the highest standards in our properties, guests will need to pay a refundable Accidental Damage Deposit of £200 prior to their stay. An advance payment as detailed in the booking summary can be made to waive this requirement.

    Book with confidence: If your booking is affected by new Government travel restrictions which were not known at the time of booking, and you're legally unable to travel, we will arrange with the property owner to refund 100% of your holiday cost.

The neighbourhood

The cottage is set on a 1,000-acre estate that includes 400 acres of woodlands. There are lots of woodland trails to help you explore the estate’s history, forestry and wildlife. You can either take a self-guided walk or book the estate’s History & Wildlife guided tour.

There are many nature-focused activities available too including bat walks, building a solitary bee box and tree planting.

The estate is also on a traffic free cycle route suitable for everyone, including kids that haven’t long learned to cycle and those who haven’t been on a bike for a while! You can also enjoy woodland routes, while a cycle along small roads to the local farm shop, about 25 minutes away, is highly recommended. Two adult and two kids’ bikes are available to hire from the estate.

Within just several miles of the estate, there are plenty more things to see and do. Visit the pretty village of Dollar and its hillside glen and Castle Campbell up in the Ochil Hills. There’s also a fantastic hike in the Ochil Hills up to King’s Seat (648m) which offers fantastic views.

Culross, which is a National Trust for Scotland conservation village, is also a great place to explore, not least for its bright yellow 16th-century palace.

Golfers will be pleased to learn that the nearest course is 8 miles away in Muckhart, while the estate is situated between the famous courses of Gleneagles (20 miles) and St Andrews (42 miles). Though if you prefer fishing, brown trout fishing available about 10 miles away.

Getting around

A car is essential for travelling to the property and ease of getting around. The cottage is under 1 hour from Edinburgh and Glasgow, 1 hour from St Andrews, 20 minutes from Stirling and 40 minutes from Perth.
