Hay Barn is an oak-framed home designed to celebrate its natural surroundings, with panoramic views across fields, the river and the ancient Welsh hills beyond. Housing five design-led bedrooms, an open-plan living area and a fully equipped kitchen, it is the perfect retreat for groups to relax and spend time together. Outside, a gravel garden and stone terrace provide further space to dine or simply soak up the tranquillity of rural Mid Wales.

Step through the stylish pivot front door into a light-filled oak-framed interior where tradition meets contemporary design. Three king-size en-suite double bedrooms are positioned at mid-level for easy access, while two further second floor king-size rooms (one en-suite and one with access to the hallway bathroom) enjoy elevated views across the meadows and hills. Each bedroom has its own distinctive feature from direct garden access from bedroom two, to the full-height picture window in bedroom five which is the star of the barn, beautifully framing uninterrupted views of the surrounding countryside and flooding the space with natural light.

All bathrooms share a refined design: Mandarin Stone pink tiles, sage vanities and Edward Bulmer natural paints give each space a soft, cohesive aesthetic. Original prints by Su France add character throughout, with her Earth Pigment series displayed in the ground floor rooms and two further artworks upstairs.

The kitchen’s colour scheme is inspired by the iron oxide tones of local Welsh stone, while high-spec Scandinavian lighting features throughout, illuminating the elegant architectural details. The open-plan layout creates a natural flow between the fully equipped kitchen, sociable dining area and inviting living space, where a wood-burning stove, L-shaped sofa and a striking Ukrainian woollen wall hanging form a warm, communal hub.

Outside, Welsh larch cladding and Corten detailing link the building seamlessly to its setting. A gravel garden planted entirely with grass leads to a stone terrace framed by native trees, extending the living area into the landscape. It’s the perfect spot for morning coffee, relaxed alfresco dining around the 10-seater table, or simply immersing yourself in the sights and sounds of the surrounding countryside.

You will be given access to the key box for a flexible check-in.

The owners have farmed this land since 1945, and today the 10 surrounding acres are organic and pesticide-free. The estate generates renewable energy on-site through solar panels and rainwater harvesting, and materials and produce are sourced locally wherever possible, supporting the community while reducing their footprint.

Sauna: If the neighbouring property, Mill House is unoccupied, guests staying in Hay Barn may book the sauna at £45 per hour.

Deposit: Bookings are subject to a non-refundable deposit of 30% of the booking value plus applicable booking fees with the balance payable 60 days before the date of travel.

Accidental Damage Deposit: To maintain the highest standards in our properties, guests will need to pay a refundable Accidental Damage Deposit of £1,000 to their stay.
