    Big Barn is a newly built, luxury house situated on an idyllic 50-acre estate in the heart of the countryside of Herefordshire. This house has been designed with the ultimate in guest comforts and can accommodate up to 12 guests. There are 6 bedrooms, each with their own en-suite including a downstairs wet room with rain shower. With large entertaining spaces and indoor pool, this is the perfect place for entertaining.

  • The space

    This luxurious newly built house makes a wonderful holiday home for up to 12 guests. To the ground floor there is a large bespoke handmade, fully fitted kitchen a fabulous area to be with friends and family. The kitchen comprises range cooker, American fridge freezer and wine cooler along with all the other mod cons you can think of. There is a large oak dining table and farmhouse flagstone flooring that runs throughout the ground floor and into the lounge which is furnished to a high standard with leather sofas, wide flat screen TV and a cosy wood burning fire. The ground floor also has a wet room with rain shower, wash hand basin and WC.

    There are 3 bedrooms on the ground floor, 2 are en-suite and 1 is next to a bathroom (wetroom). The other three bedrooms are upstairs, 1 double with en-suite, 1 double with zip link beds and en-suite and the master bedroom which is en-suite. All rooms are finished with quality linens and furnishings, TV and designer en-suite bathrooms.
    Pool towels and adult dressing gowns are provided.

    There are multiple car parking spaces and two well behaved dogs are welcome.

  • Guest access

    The property is accessed via a private entrance and a member of the estate staff will be on hand to meet and greet guests on arrival.

  • Sustainability

    The property benefits from solar PV panels and is heated by a biomass central heating system. If you'd like to offset the carbon emissions from your trip get in touch and we can arrange this for a small fee.

    Check-out: by 10:00

    Deposit: Bookings are subject to a non-refundable deposit of 30% of the booking value plus applicable booking fees with the balance payable 60 days before the date of travel.

    Accidental Damage Deposit: To maintain the highest standards in our properties, guests will need to pay a refundable Accidental Damage Deposit of £500 prior to their stay.

    Book with confidence: If your booking is affected by new Government travel restrictions which were not known at the time of booking, and you're legally unable to travel, we will arrange with the property owner to refund 100% of your holiday cost.

    Pool: The swimming pool is 8m x 4m and 1.4m deep and heated to 28 degrees.

  • House rules

    • Strictly no smoking on all the premises or grounds
    • 2 dogs are permitted at an additional fee of £30 per dog
    • Dogs should never be left unattended and are not allowed on the furniture or in the bedrooms. They can run free in the enclosed garden but must be kept on a lead at all other times and are not allowed near any of the areas where sheep graze
    • No parties or events
    • Please keep noise to a minimum

Big Barn is located in a picturesque rural setting on the Herefordshire, Shropshire and Worcestershire borders. Sitting within a private estate in a charming village. There are numerous walks both inside the grounds and the surrounding local area. Local festivals from food and beer to singing can be visited at certain times of the year. Ideally situated to visit local restaurants, National Trust establishments and attractions or just enjoy the amazing landscape and a have a well earned relaxing stay.

Getting around

We recommend travelling by car so that you can easily explore the local area. There is private parking for multiple cars at the property. The closest town and rail station is Leominster which is 15 minutes by car/taxi.
