    Imagine staying in a traditional house, a cross between a Georgian rectory and a Danish farmhouse. Architect, Andrew Nichols, worked closely with lndia Hicks and David Flint Wood to create exact symmetry aligning doors and windows that expand the views and vistas. The unrivalled decor effortlessly embraces the whole house to create a country home that is comfortable, stylish and luxurious. Decorated throughout, the neutral palette is welcoming with occasional colour and curated furniture and paintings giving a sense of relaxation and comfort. Perfect for any family, friends or special celebration gatherings.

  • The space

    Located at the end of a quiet lane behind a set of white wooden gates and its own private hedge bordered lawn gardens, America Farm is a ‘Slice of England’ in south eastern Oxfordshire.

    The kitchen/dining room is a fantastic space for socialising and is very well equipped with an electric double oven, a gas range oven, a fridge, a microwave, a large freezer, a coffee machine and a dishwasher.

    There is a drawing room with an open fireplace and a library of books, as well as a separate TV room that can also be used as a study.

    Upstairs there’s a children’s TV room where the younger members of your group can chill out.

    There are seven bedrooms in total to accommodate up to 10 adults and 4 children. One is on the ground floor and has a queen-size bed and an adjacent shower room. There is another queen-size bedroom over the garage with fabulous views across the fields and a roll top bath to relax in.

    The five other bedrooms are on the first floor. There is a four-poster, king-size bedroom with an en-suite with bath and shower; a single bedroom; a double formed from a pull-out from under a single bed and a single bedroom with an en-suite with a bath and shower. There is also a children's quad room (not recommended for adults) with two sets of bunkbeds and an en-suite with a bath and shower.

    Outside, there is a large private garden laid to lawn with an outdoor dining area. There’s ample parking and an open, three-bay garage.

    A member of staff will greet you on arrival and show you into the property.

    Deposit: Bookings are subject to a non-refundable deposit of 30% of the booking value plus applicable booking fees with the balance payable 60 days before the date of travel.

    Accidental Damage Deposit: To maintain the highest standards in our properties, guests will need to pay a refundable Accidental Damage Deposit of £2,500 prior to their stay.

    Book with confidence: If your booking is affected by new Government travel restrictions which were not known at the time of booking, and you are legally unable to travel, we will arrange with the property owner to refund 100% of your holiday cost.

The neighbourhood

The house is a short walk into the local village where there is a pub and village store and is also well located for exploring the Oxfordshire countryside and Chiltern Hills Area of Outstanding Natural Beauty.

Whether you want to explore by walking, cycling or horse-riding, there are miles of trails and tracks to follow. Plus, you’ll soon discover the laid-back pace of the area, along with wildlife including a thriving Red Kite population and for TV buffs there are Midsomer Murder filming locations.
The historic city of Oxford is only 15 miles away and is great for sightseeing and shopping, while the vibrant town of Henley-on-Thames is only about a 20-minute drive. Henley is famous for the Henley Royal Regatta and a wonderful place for a scenic boat trip. Both Oxford and Henley offer a fine selection of restaurants, as does the market town of Wallingford which is also fantastic for some of life’s other great pleasures including golf and antiquing.

Getting around

A car is essential for travelling to the property and ease of getting around. It is less than 50 miles away from London and only 6 miles from the M40.
