  • About the property

    Nestled within 82 acres of land in the Sussex countryside, Alpaca House is a contemporary country home with unspoilt views of the South Downs. The property begins with a field of alpacas and horses paving the way to this delightful abode that is perfect for multigenerational families and friends. Enjoy multiple spaces to socialise and entertain, a games room and a large garden with tennis courts nearby. There are plenty of countryside walks from the doorstep or you can head to the seaside town of Brighton, just 20 minutes away.

  • The space

    Step inside the grand entrance hall which features a glistening chandelier, original stone flooring and sophisticated country-style décor that encapsulate the theme of the home.

    For cosy evenings in, the main living room is the perfect place to gather for a well-deserved catch-up with your nearest and dearest. There are two sumptuous sofas, a Smart TV with an Xbox and an original stone fireplace.

    Venture into the fully equipped kitchen which includes an AGA, an electric oven and hob, a microwave, a coffee machine and a fridge/freezer. There is plenty of space to prepare delicious meals together or relax around the six-seater breakfast table to plan your next adventure.

    A single step leads to a second living space/snug which is brimming with character and charm. Nestle into the sofas with a glass of wine or simply enjoy the unspoilt views from the patio doors whilst you await your feast. Once you are ready to dine, head to the formal dining room to enjoy a home-cooked family meal.

    There is also a small WC and a handy utility room, complete with a washing machine and storage space for boots and coats after a day of exploring.

    There are six stunning bedrooms, each designed with calming colour tones and country-style décor. The first bedroom is located on the ground floor with a single bed.

    Head upstairs where you will find a further five bedrooms. The master bedroom features a king-size bed and an en-suite with a shower and a bath. Bedrooms two and three feature a king-size bed, one with an en-suite shower room and one without. Bedroom four has twin beds with an en-suite shower room and bedroom six has a single bed. There is also a shared bathroom with a shower and a bath.

    Venture back downstairs to the second wing of the house which features a games room with a mini snooker table and table tennis. The nearby tennis court also provides hours of fun at any time of the year.

    Outside, you will have access to an enclosed garden with paddock-style fencing, a paved patio area and a two-acre fishing lake. Enjoy alfresco meals prepared on the gas BBQ whilst the children play on the trampoline and swing set. There is also an additional space to relax and unwind under the wooden pergola, which provides breathtaking views across the South Downs, one of the UK’s 34 Areas of Outstanding Natural Beauty.

    Deposit: Bookings are subject to a non-refundable deposit of 30% of the booking value plus applicable booking fees with the balance payable 60 days before the date of travel.

    Accidental Damage Deposit: To maintain the highest standards in our properties, guests will need to pay a refundable Accidental Damage Deposit of £750 prior to their stay.

    Book with confidence: If your booking is affected by new Government travel restrictions which were not known at the time of booking, and you are legally unable to travel, we will arrange with the property owner to refund 100% of your holiday cost.

The neighbourhood

The house is located near the pretty railway town of Hayward Heath, where you will find an abundance of charming shops, restaurants and glorious gardens to explore. The nearest pub is the Royal Oak in the village of Wineham just a 10-minute walk away. Here, you can enjoy home-cooked meals and local ales in front of the warming log burner. For a more formal dining experience, the Pass at South Lodge Hotel with its Michelin-starred Head Chef is only minutes away and well worth a visit.

For family days out, head to Tilgate Park where you can hire a rowing boat on the lake, amble through the woodland with your four-legged friend and visit the animal centre. There is truly something for everyone to enjoy, plus an on-site restaurant to finish the day off perfectly.

Other nearby attractions include wine tasting at Bolney Vineyard, watching show jumping at the world-famous Hickstead Equestrian Grounds Showgrounds and day trips to Blue Bell Railway.

Just 20 minutes away is the seaside resort of Brighton, known for its quirky shops, independent eateries and bustling atmosphere. Spend your day strolling through the cobbled streets, absorbing the sea views from Brighton Palace Pier and of course, tucking into some delicious fish and chips.
