Before its transformation into a cool and quirky place for two couples or friends to stay, this historic townhouse was a pub for 200 years. It is one of the oldest buildings in the literary town of Hay-on-Wye and the facade dates to the 1700s, whilst inside, wonky floors and a narrow staircase to the attic add bags of original charm. You couldn’t be better placed for everything that the town has to offer from the renowned bookshops to riverside walks as well as independent shops, cafes, pubs, restaurants, galleries, artisan boutiques, a chiming clock tower nearby and a thriving weekly market. This is the perfect cottage for Hay Festival stays and year-round walking, hiking, and canoeing in the Wye Valley.

This spacious townhouse is split over four floors. Decor is a contemporary style with a personal twist. There’s a fascinating mix of handpicked furniture and art curated by the owners, an Oxford philosopher and an international journalist.

On the ground floor is the stylish, open-plan, lounge/dining room which features sofas and chairs, a cosy wood-burning stove and a dining table and chairs for meals all together. You won’t be short of entertainment as there’s a Smart TV with access to Netflix and Amazon, a Bluetooth speaker and games including backgammon which is best played on the stunning hand-made board table.

The living area joins the modern kitchen which is well equipped with everything you could need for carefree self-catering including a gas double oven, gas hob, fridge, freezer, coffee machine, dishwasher and washing machine.

From the kitchen, there is access to a secluded courtyard with a fern garden that is set up with a table and chairs so that you can enjoy drinks alfresco, or meals created on the gas BBQ.

On the lower ground floor, which was the pub’s beer cellar, there is a small study under a vaulted brick ceiling, plus a comfy second sitting room which doubles as an additional bedroom with two foldaway single beds and a small double sofa bed.

On the first floor, there’s the master bedroom that has a super-king-size bed, a sitting area and an en-suite with a bath and a shower over.

The second floor attic suite has a double bed and a single foldaway bed in the adjoining sitting room. The en-suite shower room is downstairs on the first floor. (The tumble dryer is in the cupboard in the shower room.)

There is a key safe where you can access the key to the property for a self-check-in.

We plant a tree for every booking we make to help offset some of the carbon emissions generated by our stays.

Please note that the property features wonky floors in some areas, a narrow staircase to the attic and a chiming clock tower nearby.

The property can sleep up to four additional guests.

Deposit: Bookings are subject to a non-refundable deposit of 30% of the booking value plus applicable booking fees with the balance payable 60 days before the date of travel.

Accidental Damage Deposit: To maintain the highest standards in our properties, guests will need to pay a refundable Accidental Damage Deposit of £500 prior to their stay. An advance payment as detailed in the booking summary can be made to waive the requirement.

The neighbourhood

Everything that the small, beautiful market town of Hay-on-Wye, internationally known as the Town of Books, has to offer is on the doorstep and it only takes about 20 minutes to walk the town circuit. It’s a charming olde-world town that’s renowned for a legacy that is celebrated at the Hay Festival of literature every year in May, June and November.

Booth’s Bookshop is almost legendary and has a cinema with comfortable chairs where you can watch a variety of films. There are many more lovely shops, including a good butcher, baker and a deli, as well as independent cafes, pubs and restaurants, all just minutes away on foot. The Thursday morning market offers lots more local produce, along with stalls selling eclectic wares from antiques to handmade jewellery.
