This newly renovated property begins with a stylish and cosy lounge, beautifully furnished with a sofa, two armchairs and a crackling log-burning stove. It’s the perfect place to watch TV and socialise after a day of exploring.

Meanwhile, the modern kitchen/dining room features everything you will need to self-cater with ease including an electric oven and hob, fridge/freezer, dishwasher and washing machine, while the dining table seats four guests.

There are two delightful bedrooms that have been decorated with calming colour tones, high-quality soft furnishings and Egyptian cotton sheets. There is one king-size bedroom with an en-suite bathroom and another with zip and link twin beds and a hallway bathroom next door.

Outside, you will have access to an enclosed garden with a large lawn and a small patio. It’s the ideal place to sit out and admire the far-reaching views or dine alfresco around the four-seater table.

There is a key safe where you can access the key to the property for a self-check-in.

The property is located on the edge of a working farm with cattle nearby during the winter months and the lane is used by occasional farm vehicles.

Deposit: Bookings are subject to a non-refundable deposit of 30% of the booking value plus applicable booking fees with the balance payable 60 days before the date of travel.

Accidental Damage Deposit: To maintain the highest standards in our properties, guests will need to pay a refundable Accidental Damage Deposit of £200 prior to their stay. An advance payment as detailed in the booking summary can be made to waive this requirement.

Book with confidence: If your booking is affected by new Government travel restrictions which were not known at the time of booking, and you are legally unable to travel, we will arrange with the property owner to refund 100% of your holiday cost.

The property is nestled at the foot of the Sidlaw Hills with plenty of stunning walks nearby, including the Kings Seat, Dunsinnan Hill, Kinnoull Hill and Ballo Woods. Each walk begins from the doorstep or nearby and promises beautiful views, while nature lovers should keep their eyes peeled for local wildlife including red squirrels, hares, red grouse, buzzards and deer.

For a bite to eat, there are many places in the surrounding area, including Three Witches, Meikleour Arms and The Ardler Tavern. For a fine dining experience, Andrew Fairlie at Gleneagles or The Glenturret is well worth a visit.
