A lovingly restored historic country house in the charming town of Dalkeith, just outside Edinburgh. Perfect for rest, rejuvenation and celebrating, this luxury home boasts beautiful gardens, an outdoor swim spa and stylish interiors.

For a large group of family or friends looking for somewhere extra special to relax and revel, this country house is perfect. Look forward to complete privacy amongst 3.5 acres of beautiful grounds, through which the River Esk flows. There’s a feeling of being in the countryside, yet Dalkeith’s pubs, shops and restaurants are all within walking distance. The house dates to 1703 and was lovingly restored with exquisite attention to detail. Historic heritage blends effortlessly with a host of opulent additions including a fantastic outdoor terrace with swim spa. To make your stay even more luxurious, many extras can be arranged from the services of a personal chef to a private Pilates class.

The interior decor is classic British infused with colonial and Far Eastern influences. There’s a very luxurious feel throughout and every fixture, piece of furniture and decorative item was hand-picked by the owner. An array of antique and modern textiles, rugs, artwork and ceramics offer the perfect blend of contemporary and traditional country house style.

A host of modern technology awaits too including a Sonos Music System and there’s WiFi.

On the ground floor, there’s a sun room flooded with natural light that offers views of the gardens. Perfect for sipping your morning coffee and contemplating the day ahead. There’s also a remote-controlled fire and sofas for you to really get cosy.

Meanwhile, the dining table seats everyone comfortably and the stylish kitchen features a breakfast bar for informal dining. The kitchen is equipped with everything to make self-catering easy, including an electric oven, an induction hob, a fridge, a freezer, a microwave, kettle, coffee machine and a dishwasher.

Also on the ground floor is a cosy den where you can relax and enjoy a dram of whisky.

There is also a downstairs cloakroom with WC.

Upstairs on the first floor, there is a stunning drawing room which is the ideal spot to socialise together on rainy days or snuggle up for movie nights. It features a cleverly concealed Smart TV on the wall, a fireplace with a real log fire, sofas and window seats.

When it comes to the sleeping arrangements, there are five bedrooms in total. One is on the first floor with a super-king-size bed and an en-suite bathroom with a rainfall shower over the bath, a WC, sink and underfloor heating.

On the second floor there’s a super-king-size bedroom with a bed that can be split into twin beds on request. This room has an en-suite shower room with walk-in rainfall shower. There’s also a master suite with views of the gardens, a super-king-size bed and an en-suite bathroom with a rolltop bath, walk-in rainfall shower and bidet.

On the third floor, there are two loft rooms, one with a double bed and the other with two beds that can be joined together on request to create a super-king-size bed. Each has an en-suite shower room.

All bedrooms come with complimentary toiletries, fluffy bath robes and slippers.

Outside, there is a beautiful 3.5-acre garden comprising lawns, woodland and the riverbank. Meanwhile, the large stone terrace, that catches the evening sun, is a great place to unwind of the outdoor sofa together and enjoy pre-dinner drinks.

However, the show-stopper is the swim spa that measures 3m x 4m and seats up to six adults. Not simply just a hot tub, it features a strong current to enable resistance exercise.

The house manager will greet you on arrival and show you into the property.

Hot tub: As the hot tub is emptied, cleaned and refilled after each booking, we cannot guarantee that your hot tub will be at its optimal operating temperature upon arrival.

Deposit: Bookings are subject to a non-refundable deposit of 30% of the booking value plus applicable booking fees with the balance payable 60 days before the date of travel.

Accidental Damage Deposit: To maintain the highest standards in our properties, guests will need to pay a refundable Accidental Damage Deposit of £1000 prior to their stay.

The location of the house feels like it is in the countryside as the gardens comprise woodland, parkland and part of the River Esk. Throughout springtime the river bank blossoms with snowdrops, daffodils and bluebells.

A stay at this property is very much about doing as much or as little as you wish. You don’t have to venture out at all if you don’t want to.
