  • About the property

    Enjoying an idyllic, semi-rural location on an old farm that dates back to the 18th century, this former dairy is part of a beautiful manor house conversion. It’s a great place for a family, two couples or a group of good friends to relax and enjoy the countryside surroundings. Well-equipped and tastefully decorated, you’ll soon feel at home, with the private wood-fired hot tub, gorgeous views over the paddocks and moor beyond. For those of you who like to exercise you have access to a small home gym and mountain bikes which will keep you suitably entertained. Plus, there’s a great 2 AA Rosette restaurant in the local town that is simply too good to be missed.

  • The space

    The property is set out on the ground floor and at its heart is a lovely open-plan sitting/dining room that’s very cosy. Snuggle up and watch a film together – there’s a 50" Smart TV and a selection of DVDs, or enjoy dinner around the table that seats four people comfortably. Meanwhile, the kitchen is well-equipped with an oven and hob, a fridge, diswasher and everything else you could need to cook up breakfast, lunch and dinner.

    The two bedrooms have been thoughtfully furnished with touches such as phone-charging points next to the beds. The master bedroom has a super king-size zip and link bed which is accessed via the second bedroom which has a king-size zip and link bed; there is a privacy curtain divide between the two bedrooms.

    In addition, the sofa in the lounge converts to a bed, to give you additional sleeping options.

    At the back of the cottage there’s a garden with a secluded seating/dining area which is a great spot to unwind on a summer’s evening; meanwhile there is a private wood-fired hot tub from where there are stunning views across the countryside.

    If you’re worried about keeping up with your fitness routine while you’re away, there’s no need as the barn next to the cottage houses a small gym with a rower, elliptical x trainer, exercise bike, multi-gym and squat machine and a table tennis table – all of which you are welcome to use. The gym facilities are for your sole use from 9am to 7pm each day. There is also table tennis available in the gym.

    There is a lockbox where you can access the key to the property for a self-check-in and private parking for three cars can be found beneath the carport in the farm’s courtyard.

  • Keep in mind

    Please advise how you would like the beds configured (doubles or singles) at the time of booking.

    If you would like to take advantage of complimentary bike hire, please mention this at the time of booking and advise on sizes as we have 16”, 18” and 20”.

    Deposit: Bookings are subject to a non-refundable deposit of 30% of the booking value plus applicable booking fees with the balance payable 60 days before the date of travel.

    Book with confidence: If your booking is affected by new Government travel restrictions which were not known at the time of booking, and you're legally unable to travel, we will arrange with the property owner to refund 100% of your holiday cost.

The neighbourhood

The cottage is situated on the grounds of a former farm close to Reepham Moor, in rolling countryside between the Bure and Wensum valleys. The local town (which is less than 5 minutes’ drive, and a 20 minuite walk away’, is a delightful 18th-century market town with a great pub, quaint little shops and a renowned 2 AA Rosette Restaurant.

If you prefer to cycle, bikes are provided on request and just a few minutes down the lane you can join the Marriott’s Way long-distance track that stretches between Aylsham and Norwich. It’s great for walkers too and is also a bridleway.

If you’d prefer a day out in the car, the city of Norwich is little more than half an hour’s drive and offers the opportunity for some serious shopping, sightseeing at the cathedral and is the gateway to the famous Norfolk Broads and the nearest beach is just 30 minutes away.

Getting around

A car is essential for travelling to the property and for ease of exploring the area. However, bike hire is included in the cost of your stay and is a lovely way to get around locally. Simply request the bikes that you require at the time of booking and they will be ready for you on arrival.
