    This lovely barn conversion has been passionately and creatively restored by the owners to the highest standard in an elegant and rustic country style. Perfect for a large family gathering or a celebration with friends, there is plenty of space to spend time together, yet each bedroom is a haven of tranquillity. Surrounded by beautiful farmland (the barn is part of the owners’ farm) and with its own designated outside area for relaxing, The Barnhouse is an ideal place to enjoy a slice of peaceful Hampshire countryside. What’s more, breakfast is available (at an extra cost) if you'd like to take things really easy, while the farm’s chef can be hired for private dining, perfect for a special occasion.

  • The space

    Locally sourced antiques and upcycled materials from the farm blend beautifully with handpicked artwork and items including handblown Hampshire glassware.

    The large, open-plan living area comprises the lounge, kitchen and dining spaces and is fantastic for socialising. Original wooden ceiling beams, wood flooring and a log burner all add to the welcoming and cosy feel.

    Gather together on the comfy sofas around the television. Or enjoy a meal at the huge farmhouse dining table. The kitchen is equipped with everything you’d expect to find including an electric oven and hob, microwave, fridge, freezer and dishwasher.

    If you don’t feel like cooking dinner, the farm’s chef can be hired to plan, prepare and cook a private dining menu. Ingredients such as fruit, vegetables and herbs are harvested from the farm’s kitchen garden or foraged from the farmland, while local suppliers provide other delicious produce.

    There are six bedrooms, each one individually decorated in the ‘house style’ which emphasises local and personal touches.

    On the ground floor there are two bedrooms. One with a king-size bed and an en-suite with a freestanding bath and a shower, the other with two single beds. Upstairs there are four double bedrooms with en-suite shower rooms.

    Outside is beautifully landscaped with a pond to the front of the property. There is a designated outside area which can be used by guests of The Barnhouse and use of other areas of the farm could be available for use with prior arrangement with the owners.

    Need more room? The Farmhouse, which is next to The Barnhouse, can accommodate a further 15 guests and has its own large private garden and a tennis court is available. To accommodate an additional two guests, a separate barn housing a suite with a king-size bed, an en-suite shower room and tea and coffee making facilities is available.

    Hosting an event? There are two separate barns, each with a capacity for 140 guests, plus a bar, an outside barn and an on-site catering service – the ideal solution for a sophisticated, mid-week corporate event.

  • Guest access

    The owners will greet you on arrival and show you into the property. A housekeeper is usually on site during the day. There may be other guests at the site as the farm estate also hosts corporate events and workshops.

  • Sustainability

    The property has adopted many environmentally friendly measures including composting garden waste, recycling and replacing plastic where possible. The property also supports a native species planting scheme and encourages its rare breed sheep to mow the lawns ‘naturally’.

    If you'd like to offset the carbon emissions from your trip, get in touch and we can arrange this for a small fee.

    Children must be supervised at all times in the garden due to the pond in front of the barn and the lake in the grounds.

    Deposit: Bookings are subject to a non-refundable deposit of 30% of the booking value plus applicable booking fees with the balance payable 60 days before the date of travel.

    Accidental Damage Deposit: To maintain the highest standards in our properties, guests will need to pay a refundable Accidental Damage Deposit of £1,000 prior to their stay.

    Book with confidence: If your booking is affected by new Government travel restrictions which were not known at the time of booking, and you're legally unable to travel, we will arrange with the property owner to refund 100% of your holiday cost.

The neighbourhood

The property is located on the owners’ farm estate in the Hampshire village of Silchester between Reading, Basingstoke and Newbury. The nearest pub is The Calleva Arms, which is just 1 minute away and serves first-class tipples and traditional meals.

The town of Silchester is famous for its Roman connections and was once known as Calleva Atrebatum. After the Romans left the town, it was never reoccupied so what remains of the walls and amphitheatre are some of the best examples of Roman defences in England.

There are plenty of walks nearby, including The Silchester Farm Loop which can be found on the AllTrails app and The Vye National Trust which is a 9-minute drive away and provides various walking routes and picnic spots. However, if you would like to explore on two wheels, The National Cycle Route offers a 22-mile route from Reading to Basingstoke.

A few miles away is the small town of Tadley which has local shops and a supermarket. While other nearby attractions include the Reading Shopping Centre and Basingstoke Shopping Centre, Deadlocked Escape Rooms and Bombay Sapphire Gin Distillery.

Meanwhile, one of the leading golf courses in Reading is located at Wokefield Park and is just 15 minutes away. Or you can enjoy family-friendly days out at Lagoona Park which offers a range of water sports, an aqua park and jet bikes.

Getting around

A car is essential for travelling to the property and ease of getting around. There is also a private parking area for the property

The closest train station is Bramley on the Reading to Basingstoke line
